A strong start to 2026: over 1300 homes sold and tripled handovers
Archicom kept up a high pace of sales at the start of 2026. In the first half of the year the developer sold 1321 units against 1162 a year earlier, improving the result by just under 14 percent. An even stronger signal comes from handovers: since the beginning of the year the company has handed over 1137 homes to customers — almost three times more than the 404 units in the same period of 2025. This is proof that the record 2025 was not a one-off leap but part of a lasting trend, and that Archicom's operating machine has moved up a gear.
The second quarter sustained the momentum
In the second quarter alone the company signed 719 pre-sale and preliminary agreements and handed over 425 homes to customers (versus 380 a year earlier). Sales were spread evenly across the main markets — the most units found buyers in Warsaw (185), Poznań (157), Łódź (152) and Wrocław (147). This distribution confirms that the nationwide model works: no single city determines the result of the whole group on its own, which limits the risk of local swings in demand. On the handover side the geography looked different and shows where construction schedules happened to be closing — in the second quarter the most keys were handed over in Poznań (269), followed by Warsaw (62), Wrocław (51), Łódź (37) and Kraków (6).
The seasonality of the first quarter
The first-quarter result — 602 agreements, around 14 percent more year-on-year but clearly below the record end to 2025 — falls within the industry's typical rhythm. The opening months of the year are usually a shorter selling period after the holidays and winter break, and the time needed to rebuild the lead base after a very intensive December. The following quarters traditionally pick up, as the second-quarter figures also show.
2026 targets maintained
Archicom maintains its operating assumptions: sales of 3200–3500 homes and handovers of 3000–3200 units. "We are maintaining our operating targets for 2026 (…). The schedule of ongoing developments means that, as in previous years, the second half of the year will be considerably more intensive, both in terms of launching new projects and in sales and home handovers," said Justyna Kawa, CFO and member of Archicom's management board. The key factors here are the calendar for launching new projects and obtaining occupancy permits for developments, whose handovers cluster towards the end of the year — as 2025 itself exemplified, with its record fourth quarter.
The affordable segment as leverage
The affordable segment is playing an increasingly important role in the sales mix. "The affordable segment remains one of the main engines of our growth today, and we expect its share of the sales mix to rise to around 50 percent by the end of the year, while maintaining a strong premium offering," noted Justyna Kawa. This is deliberate diversification: a broader price range makes it possible to serve more customers with the same team, lowers the cost of acquiring a buyer and shortens the time to close a transaction. At the same time, the developer stresses that the affordable segment should still fit the narrative of creating place-making spaces, rather than signalling any drop in quality.
What it means
The first half falls in an environment that favours larger players. After a series of NBP interest-rate cuts in 2025 the cost of credit began to fall, but demand remains cautious and home prices in most cities have stabilised. In such conditions the result is decided not by a single sales hit, but by the ability to run dozens of projects in parallel and to deliver units predictably. The tripled handovers year-on-year show that Archicom has mastered that ability — and it is the moment of handover, not the signing of a contract, that marks the recognition of revenue. For market observers, this means the company is turning the scale built in recent years into a repeatable, predictable stream of sales and results, even with more expensive capital and a more demanding customer. For the customer, rising, on-time handovers are the most credible proof that the declared scale is backed by delivery.
