164 rental flats in Katowice — Cavare makes its debut as a PRS operator

The Cavatina Group is taking a step that changes its business model: it is moving beyond building and selling to leasing and managing flats itself. The first test of this strategy is starting in Katowice.

Cavare — a company within the Cavatina Group — is launching its first complex in Katowice that it will run operationally from A to Z: from letting through to resident relations.

Cavare, the institutional-rental specialist within the Cavatina Group, is stepping into the role of a standalone PRS (private rented sector) operator for the first time. At ul. Jankego 15 in Katowice, it has opened a leasing office and launched commercialisation of a 164-unit rental complex. This is the first scheme Cavare will run fully operationally — from leasing through to service and tenant relations.

Not sales, but service

This is a deeper shift than it looks from the outside. A developer who builds and sells flats settles with the customer once, at the notarial deed. A PRS operator earns over years, on the relationship: building upkeep, service quality, contract renewals. The economics differ, but so does the communication — instead of 'sell and forget', you need to build the experience of a resident who might stay for years or leave after one. For the brand, that means a new set of materials: not a sales brochure, but a coherent system of service, terms and tenant communication.

Apartamenty Jankego — what the tenant gets

The complex comprises three four-storey buildings with 164 rental flats, with floor areas noticeably larger than in typical PRS schemes. The units are furnished and fitted with appliances, and internet access is included in the rent. Residents have 147 parking spaces and a 24-hour reception at their disposal.

A distinguishing feature of the scheme is its extensive ground-floor retail offer — rarely seen at this scale in rental projects. Residents will find a grocery shop and a drugstore, two dining venues with outdoor seating, and a café with a dedicated play corner for young children, complemented by further retail and service units. The location in southern Katowice offers quick access to the city centre and the airport, with buses running just a short walk from the buildings, connecting the estate to the wider agglomeration.

A sub-brand that needs to be tied to the group

Cavare operates under its own brand, 'Cavare by Cavatina', and has spent several years developing seven schemes spread across Warsaw, Gdańsk and Katowice, which will ultimately deliver more than 1,600 units. Two have already been completed, and one is still under construction. That means running two worlds in parallel: development (Cavatina Holding — sales, stock exchange, bonds) and operations (Cavare — long-term rental) — each with its own language, audience and set of materials.

For us at Method Press, this is a textbook example of a group growing across several models at once. The more parallel brands and streams there are (sales vs rental, investor vs tenant), the greater the value of a single, organised back office — so that Cavare's and Cavatina's messaging speaks with one voice rather than drifting apart between the two companies.
