Warta consolidates its offices in Katowice — 8,600 m² at Grundmanna Office Park
One of the largest lease agreements on the Katowice office market shows how Cavatina's office arm works: a new building in the city centre fully let a year after obtaining its permit, with the tenant consolidating three offices into one.
Insurance group Warta has leased around 8,600 sq m at Grundmanna Office Park — Cavatina's newest office building in Katowice city centre. It is one of the largest transactions on the Katowice office market in months, and a textbook example of how the group's office business works: recurring rental income that funds capital-intensive residential projects.
Three offices into one
For the tenant, this is not just a move but a consolidation. Warta is bringing teams from three existing locations in Katowice — on Zabrska and Grabowa streets, and the Green Park building — together under one roof. Handover of the space is scheduled for August 2026. Merging scattered offices into a single address is today one of the main drivers of demand for modern space: companies are looking not for square metres, but for organisational coherence.
Fully let a year after permit
The deal with Warta completed the commercialisation of the entire complex — just a year after the building permit was granted. Earlier, back at the construction stage in 2022, BNP Paribas signed a pre-let for over 4,100 sq m. Letting the entire building this quickly confirms Cavatina's position on the Katowice office market — a city where the developer has built one of its strongest presences.

Why it matters
Offices are the foundation of stability for Cavatina: in 2025, rental income grew by almost 30% at 90% occupancy, and it is precisely this recurring revenue that lets the group run its residential and institutional rental business without depending on a single cycle.
