Centralna Vita in Kraków — 852 apartments in three stages
Centralna Vita is one of Develia’s larger Kraków investments — a multi-stage estate in the Czyżyny district that is ultimately to comprise nine buildings. The three stages launched so far provide a total of 852 apartments. It is also an example of the repeatable “Vita” brand that the developer runs in several cities.
Location: Czyżyny
The estate is being built on ul. Romana Ciesielskiego in Czyżyny — a district that has grown from post-industrial and academic land into one of Kraków’s main residential directions. The area has extensive infrastructure and services: within a few hundred metres are the EXPO Kraków International Exhibition and Congress Centre (about 370 m) and the Galicyjska Business Park (about 465 m), and the Centralna Park complex is being built next door (about 350 m). Housing and offices are appearing here in parallel. The offer targets buyers of their first and subsequent apartment rather than the premium segment — it is the popular segment, in which Develia wants to grow fastest.
Scale: three stages
Ultimately — as the developer states — the whole estate is to consist of nine buildings. So far Develia has launched three stages. Stage I (building E) is an eight-storey building (seven floors above the ground floor) with 371 apartments ranging from 33 to 95 sq m, in layouts from one to four rooms; it went on sale in March 2024. Stage II (building F) is 191 apartments of about 32 to 90 sq m. Stage III (building D) is 290 apartments from 32 to 103 sq m, in layouts from one to five rooms. These three stages come to a total of 852 units — the launched core of an estate that will ultimately grow to nine buildings. The range of sizes — from studios to five-room apartments — covers several buyer groups: buy-to-let investors, singles, couples and families.
Timeline: 2024–2027
Construction of the first stage began in February 2024. According to available market data the first two stages are advanced, while stage III is under way — completion is planned for the third quarter of 2027. The stages overlap: sales, construction and handovers of successive phases run in parallel, so the investment stays on the market for several years. In practice, materials from different stages are in circulation at the same time — different sizes, prices and available apartments — and the client immediately notices when they diverge.
Architecture
The architectural design was prepared by the Saran Architekci studio. The estate is compact, mid-rise urban development with a retail and service function on the ground floors — services are available on site. The range of sizes, from studios to five-room apartments, means that a single design and a single marketing message have to serve different buyer groups at once.
The “Vita” brand
Centralna Vita is one iteration of the “Vita” brand that Develia runs in several cities — its Warsaw counterpart is, among others, the multi-stage Bemowo Vita in Chrzanów. It is the same brand language and the same material templates at different addresses. Such a format shortens campaign preparation and unifies communication, but with several parallel “Vitas” the risk grows that the versions of materials drift apart. For a developer with a dozen or so investments at once, a single source of current, approved materials per brand is cheaper and faster than recreating them at every address.
