2,572 units handed over in six months — record results for Develia
Develia closed the first six months of 2026 with figures that are impressive even at its scale. Behind the record lies not a momentary spike in demand, but the point at which years of work turn into booked revenue.
Develia — one of the largest listed residential developers in Poland — has summed up the first half of 2026 with results that are impressive even at this scale. The developer handed over 2,572 units to customers, 116% more than a year earlier, and sold 1,752 homes (up 3% year on year), of which 892 in the second quarter alone. This is not a single good quarter, but the result of a consistently executed plan.
Why handovers, not sales, drive the result
The difference between these two figures is key to understanding the record. Sales reflect current demand — how many contracts were signed in a given period. Handovers are the moment revenue is recognised: homes sold earlier whose construction has just been completed and handed over to buyers. A 116% jump in handovers against sales rising by ‘only’ 3% means Develia has entered a phase in which large projects from previous years are completing en masse and converting into booked revenue. It is also a warning signal for marketing: to keep up the pace, the pipeline for the coming years has to be filled today.
Growth engines: the „Vita” family across several markets
Behind the result are specific projects — the company points to Bemowo Vita, Aleje Praskie, Centralna Vita and Przy Parku Vita, among others. It is a portfolio spread across several large markets, which limits the risk of a local slowdown and helps maintain volume even when one city slows. The repeatable ‘Vita’ brand, carried from city to city, is also a major communication advantage: the same language, the same material templates, a different address.

The foundation: a record quarter and an all-time-high share price
The record half-year is not an exception but a continuation. In the first quarter of 2026 alone, Develia posted net profit of PLN 177.1m — 172% higher year on year — on revenue of around PLN 892m, and for the whole of 2025 net profit of PLN 443.49m. The strong results fed through to the stock market: the company’s shares hit all-time highs and the board recommended a dividend of PLN 0.73 per share. This is the base from which the current momentum starts — and the argument the company makes to customers and investors alike.
What it means
For the market, Develia’s result confirms that the largest players are emerging from a period of uncertainty stronger — with a full portfolio under construction and a land bank for years to come (the company has also acquired, among other things, the Imperial Shipyard in Gdańsk — we cover this separately). For us at Method Press this is an example of an organisation where the outcome is decided by the ability to pull data from many parallel projects into a single, legible picture — for the board, for the market and for the customer. The more parallel projects there are, the greater the gap between a consistently managed narrative and the chaos of scattered statuses.
