A record half-year and an entry into Poznań. Dom Development is not slowing down
Poland's largest residential developer closed the first half of the year with the best sales result in its history and moved closer to entering its fifth market.
The Dom Development Group closed the first half of 2026 with the best sales result in its history, while also moving closer to entering its fifth market — Poznań. For Poland's largest residential developer, this confirms a strategy that has rested on two pillars for several quarters now: consistent results and geographic expansion.
The numbers that make the difference
Across the whole of H1 2026, the group's net sales reached 2,382 units — 17% more than a year earlier and the highest figure in the company's history for this period. Q2 alone brought 1,221 net units sold, up 22% year on year. It was also the eighth consecutive quarter in which the group's net sales exceeded 1,000 units — a result management describes as unmatched among competitors. The share of transactions co-financed with a mortgage reached 51% in the second quarter, showing that demand today is driven primarily by owner-occupier buyers, supported by higher borrowing capacity than a year ago.
Sales are spread evenly across all markets of operation. In the second quarter, this meant 539 units in Warsaw, 351 in the Tri-City, 187 in Wrocław and 144 in Kraków. The best-selling schemes were Dzielnica Mieszkaniowa Metro Zachód (107 units), Osiedle Urbino (82) and Osiedle Wilno (62) in Warsaw, the DOKI development in the Tri-City (119), Osiedle Arkadia (31) and Wille Biskupin (30) in Wrocław, and Apartamenty Park Matecznego (38) and Przystanek Prądnik (33) in Kraków.
Handovers and the distribution of results through the year
On the handover side, the group delivered 703 units to retail customers in the second quarter, up from 611 a year earlier — including 334 in Warsaw, 229 in Kraków, 74 in the Tri-City and 66 in Wrocław. Key contributors included Apartamenty Park Matecznego in Kraków (197 units) and Osiedle Urbino in Warsaw (142). Across the whole of H1, the group handed over 1,976 units to individual customers, 24% more than a year earlier.
Under the project schedules, however, most of this year's handovers are planned for the second half of the year, with particular concentration in the fourth quarter — a typical distribution for a developer that translates into financial results being concentrated towards year-end. As Monika Dobosz, Deputy CEO and CFO, has stated, combined with cost optimisation through in-house general contracting, this creates a solid base for the whole of 2026; the company will publish full H1 financial data at the end of August.
Poznań as the fifth market
The most significant strategic announcement is the preparation of the company's first development in Poznań. CEO Mikołaj Konopka confirmed that the group is working on launching a project in this market, with the move fitting into a consistent policy of expansion into Poland's largest agglomerations. The company states it favours organic growth over acquisition — though it also signals it is watching for possible consolidation in a market where smaller players are finding it increasingly hard to bear rising operational barriers. Dom Development currently operates in Warsaw, the Tri-City (through its Euro Styl subsidiary), Wrocław and Kraków; Poznań would become its fifth geographic pillar.
Ambitions for the year and beyond
H1 2026 brings Dom Development closer to achieving its full-year ambition — improving on the record set in 2025, when 4,448 units were sold. Over a two-to-three-year horizon, management sees scope to raise annual sales to around 5,000 units, and already in 2026 aims to set a new handover record, exceeding 4,500 units. Stable sales across four markets, cost discipline built on in-house general contracting, and preparations for the Poznań entry all point to a company growing in an orderly rather than erratic manner.
