Echo Investment — the developer that builds entire parts of cities

Most developers sell homes. Echo Investment sells pieces of the city — mixed-use quarters in which homes, offices, retail, dining and public space are created as a single organism. In 2025 the company formalised this model by creating Grupa Echo, bringing together five brands, and the residential segment — run by Archicom — became its volume engine.

Destinations instead of housing estates

Echo's hallmark is destination-type projects — Browary Warszawskie (Warsaw Breweries), the regeneration of a former brewery in Wola; Fuzja in Łódź; and Towarowa 22, one of the largest inner-city projects in Warsaw. This is urbanism on the scale of a city quarter. In the third quarter of 2025, Echo sold its remaining 30% stake in the Office House building within Towarowa 22; the total value of the asset assumed for the transaction was EUR 160.5 million.

Homes through Archicom

Echo delivers its residential segment under the Archicom brand, which marks its 40th anniversary in 2026. In H1 2025 the group sold 1,162 units under this brand, and across the whole of 2025 residential sales reached around 2,800 units — Archicom became one of the largest residential developers in the country and the group's main cash generator.

2025 results — two faces of the year

The Group closed 2025 with revenue of around PLN 2.01 billion and operating profit of PLN 185.3 million, with gross profit on sales of PLN 663.7 million (against PLN 365.2 million a year earlier). At the net level, the year was uneven: a strong second half (PLN 56.4 million net profit in the third quarter, PLN 109.1 million in the fourth) did not, however, fully offset the losses from the start of the year — for the full year the Group posted a net loss attributable to shareholders of the parent company of around PLN 33.5 million [note: the figures differ — Grupa Echo vs Echo Investment SA vs the result attributable to shareholders of the parent — to be confirmed in the consolidated report].

Grupa Echo and Griffin's capital

In 2025, Grupa Echo was created — a structure bringing together five brands: Echo Investment, Archicom, Resi4Rent, StudentSpace and CitySpace. It is a move that organises the portfolio around the entire property life cycle: from sales, through rental, to services. Since 2015, the shareholder base has been dominated by entities linked to Griffin Real Estate and the Oaktree and PIMCO funds.

What this means for the market

Echo shows an alternative to the pure residential model: the developer as an urban planner that raises the value of entire areas of the city. It is a more capital-intensive model, more sensitive to the cycle, but resilient where the brand of a place matters. The consolidation under Grupa Echo and the retention of the rental segment show where a large part of the industry is heading — from one-off sales towards recurring income from property management.
