Hejna Architekci is a studio based in Pruszków, run by Maciej and Magdalena Hejna. Its most recognisable work is Warsaw's Bemosphere estate, built for one of the country's largest developers, Develia.
Three buildings, one concept
Bemosphere is not a single block but a cluster of buildings built around one coherent concept: Natural, Central and City. Designing an estate that reads as a whole while still differentiating each phase is a harder brief than a single building — it calls for thinking on an urban scale, not just an architectural one.
BREEAM and the sustainability standard
The Central and City buildings at Bemosphere have achieved BREEAM certification — one of the leading international standards for sustainable construction. Today this is no mere decoration but a genuine selling point: environmental certification is increasingly expected by both buyers and financing institutions.
In the media coverage of the estate, the architect is often reduced to a passing mention — nearly all the visibility goes to the developer. Reclaiming that narrative, showing who designed a recognisable estate and how, is a real asset for a studio. It is also one of the more interesting threads in the architect–developer relationship, as far as we are concerned.
