The A4 motorway operator enters development — 700 Stalexport flats designed by Konior Studio

A company that spent years managing a motorway is turning into a developer — and for its entry into residential real estate, it has chosen the studio that is now defining the architecture of Katowice.

Stalexport Autostrady, the A4 motorway operator, is entering development — a cascading complex on the Rawa, designed by Konior Studio, already compared to Amsterdam's Valley.

This is one of the more interesting industry shifts of recent months: Stalexport Autostrady, the company that for years built and operated the A4 motorway on the Katowice–Kraków section, is entering residential development. In the centre of Katowice, between Mickiewicza and Sokolska streets, right on the Rawa river and next to Stalexport's existing 1980s office towers, a complex of around 700 flats is planned. The company chose Konior Studio to design it.

A cascade above the river

The scheme comprises four buildings, two of which will reach 27 storeys. The volumes step down in terraces towards the Rawa river, letting more light into the flats and opening up long views in place of a single, shadow-casting mass. The façades are held in a handful of colours — grey, sandy beige, blue and red — which, combined with the bold, sculptural form, has already drawn comparisons with Amsterdam's much-discussed Valley complex. For Katowice, a city steadily rebuilding its city centre, it is another high-rise landmark.

An outside brand moves into premium

An infrastructure operator moving into development is a trend worth noting: companies with capital and land but no track record in residential real estate are reaching for the biggest names in architecture to play in the top league from day one. Stalexport plans to set up a dedicated special-purpose vehicle for the project. Choosing Konior Studio — the studio behind, among other things, NOSPR — is a statement of intent: the new player does not want to build 'just another estate', but a building that will elevate its brand.

For us at Method Press, this is a case in point: the success of such a debut will hinge not only on the architecture, but on whether a company from outside the industry can build a credible developer narrative around the scheme — from the first visualisations through to sales. Capital and a good design are necessary conditions, not sufficient ones.
