An agency, not a developer — and that is its strength

It is worth clarifying the firm’s role, because it is often oversimplified. NVOGA is not a developer — it does not build. It is a specialised commercialiser: it sells and promotes developments on behalf of the developers it partners with. The company describes this as working “in partnership with industry-leading real estate developers”, specialising in “the promotion, marketing, and sales of new and off-plan developments” on the Costa del Sol. In practice, NVOGA takes on what is hardest and most expensive for a developer: reaching the international buyer and closing the sale.

Scale and reach

Founded in 2008, the firm runs two offices in Marbella — the main one on the seafront promenade (Paseo Marítimo, Edif. Marbell Center) and a second in Los Monteros to the east. Its area of operation covers the coast’s most sought-after locations: Marbella and its exclusive neighbourhoods, Estepona, Benahavís, Sotogrande and Málaga. The team of around twenty people spans sales, marketing, rentals, concierge, interior design and administration. It is led by founder and managing director José Carlos León, who also serves as president of the premium agency association LPA (Leading Property Agents).

Four service pillars

NVOGA’s model rests on several complementary areas. The first is NVOGA Developments — marketing and sales of developments for developers, with more than 35 projects commercialised to date. The second is resale — selling properties on behalf of owners, with a stated track record of over 2,000 homes sold. The third is rentals — long-term and holiday lettings together with property care. The fourth is NVOGA Concierge — after-sales and lifestyle services for owners. It is all tied together by an agents’ portal and a training academy — a sign that the firm treats selling as a process to be standardised, not a set of one-off deals.

An international clientele

The Costa del Sol is one of Europe’s most international property markets, and NVOGA is built for that profile — a multilingual team serving buyers from many countries. It also includes Polish-speaking staff, reflecting the growing presence of Polish buyers on the Spanish coast (covered in a separate piece). The brand is active across digital channels — from Instagram and YouTube to LinkedIn and TikTok — which, for an agency operating in the premium segment, is today a precondition for reaching the younger end of affluent clients.

Why the model works

For a premium Costa del Sol developer, the greatest risk is not building but selling into a competitive, international market. An agency that can lift the entire commercialisation burden — from positioning and materials, through a network of buyers, to after-sales service — becomes a partner rather than a mere broker. It is precisely this role, built consistently since 2008, that defines NVOGA’s position in one of Europe’s most demanding luxury markets.
