ESG certification — does a green certificate (BREEAM, WELL, LEED) sell premium

In conversations with developers, a green certificate is sometimes treated like a sticker on the facade: it looks good in the brochure, but no one knows whether it pays back in the price. Data from 2024–2025 allows a more precise answer. A certificate has stopped being a differentiator and become a condition of entry.

What the three main systems certify and how they differ

BREEAM (British) assesses a building's environmental impact across its whole life cycle — energy, water, materials, waste, transport, site ecology; it is the dominant system in Poland. LEED (American) assesses a similar scope with a different methodology and stronger international recognition. WELL measures something different — a building's impact on the health and comfort of its users (air, water, light, acoustics). WELL is not a competitor to BREEAM/LEED but a complement to it.

The scale of certification in Poland

In 2024, more than 1,600 BREEAM certificates were issued in Poland, of which 821 concerned existing buildings (BREEAM In-Use). By March 2025, the area certified under the BREEAM system alone reached around 44.5 million m² (up around 30% year on year), and the total certified area exceeded 50 million m². BREEAM accounts for more than 88% of the certified area; the number of WELL certificates rose to 41 (up 18 since March 2024). Poland is the leader in the CEE region.

Does it translate into rent, price and sales

The market does not so much reward a "green premium" as penalise its absence. Buildings with a high environmental standard achieve higher valuations and lower capitalisation rates; weak ESG profiles are subject to a "brown discount" — a discounting of valuation and a narrower buyer base. For a developer, a certificate is not a surcharge on the price but a safeguard against losing the asset's value and liquidity.

The EU taxonomy and financing

The strongest mechanism works through the bank. Since 2025, ESG has become a mandatory element of property valuation in the lending process. Green loans and sustainability-linked loans are now in operation (with the margin depending on the indicators). A development without an environmental profile simply has narrower access to capital.

What it means

The question "does a certificate sell" is wrongly framed. A certificate rarely raises the price directly, but its absence lowers value, narrows the pool of buyers and worsens financing terms. The recommendation: BREEAM or LEED as the environmental standard (depending on the tenant profile), WELL as an add-on where the "healthy building" argument closes the lease. And an awareness that, since 2025, the conversation about certification is held with the finance department and the bank.
