Żegiestowska 3 — 221 flats and 100 micro-apartments for investors in Wrocław

The other face of Temar's Wroclaw portfolio is a purely investment-driven product: microapartments and packages designed for capital allocation. This is a completely different buyer than the intimate Asfaltowa scheme.

A seven-storey building in the centre of Wroclaw with a broad offer aimed at investors — from microapartments to unit packages.

If Asfaltowa 13 represents Temar's intimate, 'lifestyle' apartments with gardens, Żegiestowska 3 shows a completely different face of the developer: an investment product. This Wroclaw scheme in Gaj (Krzyki) is a seven-storey multi-family building designed with a range of purchase strategies in mind.

Three products in one building

The building has been designed with 221 one-, two-, three- and four-room flats (from 25.3 to 63.8 sq m), 100 microapartments (from 12.3 to 43.3 sq m) and 25 investment packages — multi-room units. The overall size range spans 12.3–140 sq m, with prices starting from PLN 12,200 per square metre. It is a broad offer aimed directly at investors looking to allocate capital in the Wroclaw property market.

A location built for rental

The development is located near Park Skowroni and Park Południowy, with the added advantage of being next to the AQUAPark, which includes a fitness zone and sauna, as well as an ice rink and tennis courts. For an investment product, this setting is a direct sales argument: a microapartment or a rental package is easier to justify with a well-connected, recreation-rich address. Completion is scheduled for Q3 2027.

Materials created by Method Group

For us at Method Press, Żegiestowska 3 is a good example of how a single developer often sells to two entirely different audiences — a family looking for a home, and an investor looking for a return. Each needs a different narrative and different materials, and keeping those messages consistently separated is a real front-office task.
