Timber Peak, the timber tower in Mainz, completed — first tenant moves in

The first timber-hybrid high-rise in Rhineland-Palatinate, completed on schedule. Its first tenant, Dexcom, has leased around 2,000 sq m for ten years.

UBM Development has completed Timber Peak on schedule — the first timber-hybrid high-rise in Germany's Rhineland-Palatinate. Located in the Zollhafen district of Mainz, the building has 12 storeys and rises to nearly 40 metres. It is tangible proof that the company's commitment to timber is not a marketing slogan but a model it is actually delivering — the same one UBM is also developing in Poland.

Countable sustainability

Timber Peak's greatest asset is what can actually be weighed. Its structure uses 1,050 cubic metres of timber, allowing the building to store roughly 1,000 tonnes of carbon dioxide long-term — rather than emitting it, as a traditional reinforced-concrete structure would. At a time when tenants and funds are accounting for their carbon footprint, this stops being an aesthetic argument and becomes a hard number in negotiations.

First tenant: Dexcom for a decade

The building has also started earning in earnest. Its first tenant is Dexcom, a global medtech player, which has signed a ten-year lease for around 2,000 square metres of office space — roughly 23% of the total. A long, ten-year lease with a credible international tenant is the best possible start to commercialisation: it stabilises income and lends credibility to the building in the eyes of other prospective tenants.
