Yareal — profile of a large premium developer
Yareal Polska enters 2026 with its most expansive plan in years — five to six new residential developments in Warsaw and further expansion in the Tri-City (ODEA Park in Gdańsk already completed). This is the profile of a developer that built its brand on an urban-planning idea rather than on scale alone.
Why Yareal
Yareal combines a reputation for quality with the scale of its projects. In rankings based on customer reviews the developer scores highly, while at the same time delivering projects on the scale of a city quarter. The latest news: the announcement of the launch of 5–6 new residential projects in Warsaw in 2026 and probably one in Gdańsk, with further developments in the Tri-City. This signals an offensive, not a defence of its position.
Soho by Yareal — the flagship residential project
The flagship development is Warsaw's Soho by Yareal in Kamionek — a project of around 900 units (the residential part, 870 units in 10 buildings, has already been delivered) carried out in five phases, culminating in the SOHO HUB phase, with a linear park around 300 metres long as the development's "green heart". The final phase is scheduled for completion in 2026–2028. It is a model example of Yareal's approach: premium homes set within designed public space.
LIXA — the office arm
The LIXA office complex by Rondo Daszyńskiego is one of the company's larger office projects. The main part of the complex was completed in April 2024, and the last building — LIXA D (over 10,000 sqm of lettable space) — was also brought into use in 2024; in March 2026, Yareal sold it to a Swiss Family Office investor. The whole campus comprises five buildings. A presence in the office segment provides diversification and experience in mixed-use projects.
The 2026–2027 expansion plan
The declared pipeline for 2026 comprises several residential projects in Warsaw (including Żoliborz, Ochota, Bemowo and Wilanów) and further expansion in the Tri-City (ODEA Park in Gdańsk already completed). It is a plan deliberately focused on the best addresses — consistent with the premium positioning.
What this means for the market
Yareal's expansion in 2026 is a signal that the premium segment sees room to grow even after the slowdown — provided it sticks to the best locations and a distinctive product. Yareal shows that in the residential market a position can be built on quality and an urban-planning idea, not on scale alone.
