POLA is the next stage in the art deco apartment-block line that Terra Casa has been consistently building — the fourth development in the series, this time in Warsaw's Stegny district, at ul. Białej Koniczyny 17. It is an intimate building: 28 apartments ranging from 44 to 140 sq m spread across four storeys. The development is being delivered by the special-purpose vehicle TC Forum Stegny, in which Terra Casa is a shareholder and which is responsible for sales and project management; the company drew up the information prospectus in line with the developer act in December 2024.

An intimate scale by choice

The key design decision is visible straight away: this is low-rise, intimate development. Instead of dense, high-rise construction — a villa-like scale with a large share of greenery; under the local zoning plan, more than half of the plot's area remains biologically active. Terra Casa describes the surroundings as a quiet part of Stegny known for its abundance of green space. In the premium segment, such intimacy is itself a product: 28 apartments instead of hundreds of units means more privacy and genuine shared space.

Stegny — greenery and calm within the city

The location rounds out the character of the development. Stegny is one of the greener, quieter parts of Mokotów, with villa-style development and good access to transport links. For a premium buyer, such an address promises quiet and greenery without moving out of the city — an increasingly scarce resource in this part of Warsaw.

Art deco as a repeatable brand

Terra Casa is not selling a single development but a recognisable line. POLA is the fourth project in the series — after the Art Deco apartments in Warsaw's Wola district on ul. Siedmiogrodzka (completed in 2018), the NY Residence in Kraków, and the earlier Art Deco stage in Mokotów on ul. Zdziechowskiego (2022). A repeatable, consistent design language — geometric detail and prestigious finishing — becomes an asset for the developer: the buyer is not choosing 'an apartment in Mokotów' but 'an art deco apartment from Terra Casa'.

Art and detail in the communal areas are also a hallmark of the line. In the POLA building, the lobby, corridors and staircases were designed in art deco style, and the development's namesake is Pola Negri — the Polish film star of the era referenced in the decor. This is not decoration but part of the narrative: the communal area becomes proof that residents live in 'something more' than mere square metres.

Backing and buyer security

On the formal side, the project has the standard safeguards of the primary market: a dedicated special-purpose vehicle (TC Forum Stegny), bank financing (a mortgage in favour of Alior Bank disclosed in the land and mortgage register) and an information prospectus drawn up in line with the applicable developer act. Sales and customer service are handled directly by Terra Casa S.A., with offer details available on the dedicated development website artdecomokotow.pl.
