From a single development at Osiedle Zawiszy to ten completed projects — DEVELOPRES has been building in Rzeszów since 2006, entirely on Polish capital and a full-cycle model: from the land to managing the finished estate.
DEVELOPRES Sp. z o.o. was established on 10 March 2006 and since then, as it states on its website, has completed ten developments — which, according to the company’s figures, translates into more than 5,000 apartments for around 12,000 residents of Podkarpacie. The company describes itself as the largest developer in Rzeszów and the region.
Ownership structure: family control
The KRS data paint a picture of a family company. DEVELOPRES (KRS 0000252339, NIP 8133446489, registered office: ul. Warszawska 18 in Rzeszów) has share capital of PLN 24.534 million. The management board comprises Ryszard Walas as president and Radosław Walas and Rafał Mardoń as members; the largest shareholder remains Ryszard Walas. The company emphasises that it rests entirely on Polish capital.
A full-cycle model
The company delivers its own projects “from acquiring the land, through design in cooperation with architectural practices and construction, to handing the apartments over to clients and their subsequent management”. At the same address, on the 12th floor of the SkyRes office building, operate both the sales office and the estate administration.
Scale visible in the figures
The consolidated financial statements filed with the KRS show a consistently growing scale of operations: revenue was PLN 111.2 million in 2023, PLN 179.1 million in 2024 and PLN 202.2 million in 2025. The net result was a loss of PLN 4.4 million in 2023 and profits of PLN 12.4 million in 2024 and PLN 17.7 million in 2025. The year 2023, with a negative result despite high revenue, reflects an effect typical of developers: costs recognised ahead of the schedule for handing over completed units.
