Beyond its flagship estate in Bronowice, Henniger is expanding its portfolio — this time at Bonarka, adding a residential leg to an established office and retail complex.

A permitted plot acquired from Revetas Capital — the residential leg of the expanding district next to the Bonarka for Business complex.

Henniger Investment has finalised the purchase of a plot with planning permission for the Przy Bonarce project in Kraków, acquiring it from the Revetas Capital fund. It is a move that adds a residential leg to one of the city's most recognisable business addresses.

Flats within a ready-made fabric

The scheme will rise on two plots adjoining buildings G and H of the Bonarka for Business ('B4B') office complex. The plots cover approximately 10,400 sq m, and the developable residential floor area — approximately 20,800 sq m, which will translate into 391 apartments across four buildings, each with ten above-ground storeys. The surroundings are key here: the functions of the neighbouring properties complement one another, creating a convenient place to work, to spend time — and soon also to live.

Live-work-play next to a shopping centre

The project enjoys an exceptional position next to one of Kraków's dominant shopping centres, creating a coherent live-work-play concept: living, working and services all in one place. The model fits well with Henniger's strategy — a developer that has for years built around the idea of a complete, self-sufficient neighbourhood rather than a single block.

For us at Method Press, Przy Bonarce is an example of a purchase in which value arises from context: what sells the apartments is not only their own standard but also a ready, living environment. And the more effectively a developer can demonstrate this locational advantage, the more easily it turns a permitted plot into actual sales.
