Hunt Estates: the Warsaw premium agency betting on relationships over volume

In a segment where a single deal runs to several million zloty, the outcome hinges not on the number of listings on offer but on trust in, and the competence of, the individual broker.

On the map of Warsaw's property brokerage market, Hunt Estates occupies a niche that is easy to overlook in the statistics but hard to ignore in any conversation about service quality. It is a boutique premium agency from Mokotów that has for years built its position not on the scale of its listings but on the way it handles transactions. In a segment where a single deal runs to several million zloty, the outcome hinges not on the number of listings on offer but on trust in, and the competence of, the individual broker.

Who is Hunt Estates

The company's headquarters is at ul. Jana Karola Chodkiewicza 5 in Warsaw's Mokotów district. The agency defines itself as specialising in the highest-standard property and consistently sticks to a language of values. On its website the company describes four pillars: reliability, individuality, partnership and expertise — and in its communication adds confidentiality and full industry knowledge to that list. In a segment where the client entrusts the broker with transactions worth millions of zloty, these are not empty slogans but the price of entry: discretion, clear terms of cooperation and a smooth, legally secure closing of the deal.

The agency has been present on the Otodom portal since 2016, publishing its listings on leading property portals through a professional CRM system. Its reach extends beyond the capital — alongside Warsaw, the company names Gdańsk, Wrocław, Kraków and Poznań among its popular locations, reflecting the nationwide character of some of its assignments.

The founder and the scale of the track record

Behind the brand stands Patryk Kuczwalski, director and founder. A graduate of International Business at Bradford University, he has been active in the property market for more than a decade. The company describes him as a leader for whom people — the team and the clients — are the foundation of success. Together with the team, he has, according to the agency's own figures, been responsible for close to 2,000 completed transactions across Poland. In practice, that figure means one thing: the company knows the sales process from its operational side — negotiation, terms, closing — not only its marketing side.

The team as the core asset

Hunt Estates is built around a team of a dozen or so brokers with clearly distinct competencies — the agency's website lists sixteen specialists, and this diversity of profiles is an advantage here, not an accident. Sales director Małgorzata Porowska is a lawyer, a graduate of the Faculty of Law at the University of Warsaw, with two postgraduate programmes at the SGH Warsaw School of Economics — in property valuation and in management — and has been active in the market since 2016. The smooth running of the office is the responsibility of Aneta Będzińska-Stańczyk, in the role of broker and office manager.

Alongside them work specialists in the most complex cases: Marta Malewska brings more than twenty years of experience and specialises in transactions with complex legal status as well as commercial property; Karolina Taube, a licensed broker and lawyer, handles secondary-market transactions. The primary market is covered by, among others, Agnieszka Danowska, the land segment by Michał Łysikowski, an architecture graduate with more than twenty years in construction, and Masurian property by Karol Kuczwalski. This map of competencies lets the agency handle a secondary-market apartment as readily as a flat bought from a developer, a commercial property or an investment plot.

Positioning: premium, but concrete

In its communication, Hunt Estates avoids overstatement. Instead of promising 'luxury', it speaks the language of process — advisory support, negotiation, clear terms of cooperation, confidentiality, a smooth closing of the transaction. The agency also offers tools to support the client's decision, including a property valuation calculator and forms for listing a property or commissioning a search. This positioning fits the profile of a buyer who, when purchasing an apartment for several million zloty, expects discretion and legal security rather than flashy slogans. The boutique character here is paired with a modern marketing backbone — professional photo shoots, a presence on leading portals, a CRM system.

Hunt Estates is an example of a company that has deliberately chosen a model built on the quality of relationships rather than sheer volume. A team of lawyers, economists, an architect and long-standing sales practitioners is not window dressing — it is a response to the realities of a market where every transaction is different.
