Beyond Warsaw: how Hunt Estates is building its investment and Masurian offering

The agency's core business is the premium Warsaw market, but its portfolio is increasingly expanding into two segments that attract an entirely different type of client.

While Hunt Estates' core business remains the premium Warsaw market, the agency is visibly expanding its portfolio into two segments that attract a different type of client: investment properties with a quantifiable return, and land and estates outside the capital, with particular emphasis on Masuria.

A turnkey investment instead of a flat

A good example of this diversification is a property in central Pułtusk, on Ignacego Daszyńskiego Street — a 300 sq m building offered for PLN 2,199,000 (roughly PLN 7,330 per square metre), which the agency describes outright as a turnkey investment with a return of around 8% ROI. This is an offer aimed not at someone looking for a home of their own, but at an investor calculating a return on capital. The language of this listing is entirely different from that of an apartment: what matters is the rate of return, rental predictability and the property's value over time. The gap between the price per square metre in Pułtusk (around PLN 7,300) and an apartment in Warsaw's Wola district (over PLN 34,000) illustrates just how differently the two markets are governed.

Masuria as a separate specialisation

The second direction is Masuria. The agency's portfolio includes, among others, an investment plot in Kleszczewo in the Warmian-Masurian Voivodeship, spanning 11,750 sq m, with planning permission, located on the Great Masurian Lakes Trail, priced at PLN 2,900,000. This segment has a dedicated expert at Hunt Estates: Karol Kuczwalski, a graduate of Kozminski University with a master's degree in economics, whose experience spans banking, consulting and civil engineering construction. The fact that the agency assigns a specific person to listings outside the capital, rather than treating them as an incidental add-on, is a meaningful sign of the model's maturity.

Why it matters

The market for recreational property and investment land follows a different logic than the urban housing market. What matters here are planning issues — building permits, local zoning plans, access to the shoreline, restrictions arising from nature conservation status — along with an understanding of the seasonal nature of demand. A client buying a plot by the lake needs an agent who can assess the real building potential and legal risks of the land, not just show photographs. The same applies to a turnkey investment: without a rigorous analysis of rental income and maintenance costs, a stated 8% ROI remains just a number from the listing. Carving out these specialisations within the team's structure is therefore a rational response to the real needs of both segments.

One relationship, several asset classes

Expanding the offering to include investment property and Masuria does not mean diluting the agency's profile. It is rather a natural consequence of serving an affluent client who, alongside an apartment in Warsaw, is also considering a recreational plot or a rental property. For a premium agency, the ability to offer several asset classes to the same person is an advantage — it sustains the relationship over time and increases the number of transactions per client. In a model where profitability depends not on volume but on the value and recurrence of mandates, this kind of diversification is simply good economics.
