Portfolio: several counties, one common denominator

The philosophy of "investing in locality" translates into a concrete, geographically distributed set of projects. The most advanced are Dom w Piduniu (on sale, a 243 m² house for PLN 3.7 million) and Przystań Borowe in the Sorkwity municipality on the Krutynia trail (in pre-sale, three houses at PLN 2.65 million each, with construction scheduled for 2027). In parallel, the developer is announcing further developments, all marked as "available soon":

  • ROOS. Lakeside Living — Mrągowo, 35b Roosevelta Street on Lake Czos; an intimate multi-family building of ten flats, set directly on the shoreline, outside the quiet zone, with access to its own marina and a mooring berth assigned to each unit.
  • ROOS. Experience Center — at the same address in Mrągowo; a boutique office space with an open kitchen, also intended for private events. It is an element that builds the brand and client relationships, not a residential product.
  • Nowy Pasym — Pasym; 32 flats, around 10 minutes on foot from Lake Kalwa, with Olsztyn within about 35 minutes and Szczytno about 20 minutes.
  • Nowy Biskupiec — near Biskupiec; 23 detached houses with a lake nearby (with access on foot) and a drive to Olsztyn of around 20 minutes via the S16.

Diversifying the format, holding the standard

This line-up shows a considered diversification of the product. The portfolio includes single top-shelf houses (Piduń, Borowe), intimate multi-family developments (ROOS, Pasym) and a larger scheme of detached houses (Biskupiec). The common denominator remains proximity to water, the limited scale of each project and an emphasis on quality of finish and modern technology — heat pumps, mechanical heat recovery and smart-home systems, which recur across successive developments. It is a coherent premium-brand strategy: a repeatable standard and promise across varied formats and locations. Differentiating the format while keeping a uniform standard also makes market sense — it allows the developer to capture different price thresholds (from a flat in Pasym to a house on the Krutynia) without diluting the positioning.

Communication and sales materials as an advantage

The developer's communication layer is as polished as the product. The company relies on the language of relationships — empathy, partnership and transparency of scheduling — and on consistent, premium visual design. The website (built with Framer) and the materials were prepared by the Pixelcraft agency (PXCA), which is evident in the quality of the visualisations, virtual tours and 3D models made available with each project. For a developer operating in a segment where the client often buys "off the visualisation" and long before construction begins — as at Przystań Borowe, where sales are under way while work only starts in 2027 — the quality of the sales materials is not cosmetic but a genuine element of advantage and a tool for closing deals.

A demanding model, but matched to the market

For the market, Local Investments is an interesting case of a boutique developer: instead of scale, it stakes its position on selecting locations and controlling quality. It is a demanding model — the margin depends on choosing land well and maintaining the standard, not on economies of scale — but well matched to the structure of demand. The recreational property market on the Masurian lakes has exactly what such a developer needs: growing, cycle-resistant demand for rare locations, buyers with capital at their disposal and a structurally limited supply of waterfront land. The coming sales seasons, when the "available soon" projects enter their active phase, will show whether the pace of commercialisation keeps up with the ambition of the portfolio.
