In Masuria, Local Investments is betting on a model that is increasingly rare on the primary market: instead of an estate counted in hundreds of units, three houses with direct access to the water. The flagship expression of this philosophy is Przystań Borowe — a development in Borowe in the Sorkwity municipality, on the route of the Krutynia river, one of the most recognisable canoeing destinations in Poland. This is a deliberate decision about scale: an intimate frontage rather than mass development, in a place whose main capital is the landscape itself.
Three houses, a private jetty for each
The project comprises three detached houses, each with private access to the lake via its own jetty assigned to a specific building. This is a rare arrangement even in the premium segment — and not because of price, but because of the availability of the resource. Land with a shoreline in Masuria is a structurally limited supply: it cannot be printed anew, and each successive season reduces the pool of plots suitable for new development right on the water. In market reports it is precisely the distance from the water's edge that is the main price-forming factor — plots with direct lake access can cost as much as twice as much as comparable land without a shoreline, and their owners increasingly treat the land and building as an asset they do not sell. A private jetty at each house is therefore less an amenity than the monetisation of scarcity.
Location: nature within reach, but not in the middle of nowhere

The forest is around five minutes away on foot, while full infrastructure — schools, nurseries, shops and places to eat — lies within a short drive. Mrągowo is about 12 minutes away by car, the S16 expressway about 10 minutes, Warsaw about 2.5 hours and the Tri-City about 2 hours; an airport remains within 45 minutes. The technical specification includes a renewable heat source (RES) and the option of a "turnkey" premium fit-out — which, for an out-of-region buyer purchasing with a ready move-in in mind, meaningfully shortens the path to occupancy.

The developer frames the schedule as a set of firm milestones rather than approximate dates: construction begins in Q1 2027 and completes in Q4 2027. Borowe is not the only project of its kind in the portfolio. In Mrągowo, at 35b Roosevelta Street on Lake Czos, Local Investments is preparing ROOS. Lakeside Living — an intimate multi-family building of ten flats, set directly on the shoreline, outside the quiet zone, with access to its own marina and a mooring berth assigned to each unit. Both projects rest on the same logic: small scale, direct contact with the waterline and the individual character of a place rather than a repeatable catalogue product.
Why this matters for the buyer-investor
For anyone observing the Masurian market, Przystań Borowe is a clear signal of the direction in which the premium segment is heading. Demand for lakeside property — driven since the pandemic by remote work and the fashion for a second home, in practice often bought by Warsaw residents — remains high regardless of the economic cycle, and along the Great Masurian Lakes Trail prices are rising steadily. At the same time the buyer profile has shifted: increasingly this is a purchaser with surplus capital, less reliant on credit, looking not for a cheap summer cabin but for a comfortable, year-round property. The limited supply of land right on the water raises the value of developments with private lake access, while the intimate scale makes it easier to maintain consistent quality and control over detail — which, in this price bracket, determines a brand's positioning. If the pace of sales bears out the assumptions, Przystań Borowe will be one of the more interesting reference points for the premium segment on the Krutynia in the seasons ahead.
