Mazdom is a textbook example — a company from Błonie that concentrates its entire development activity in a single town and its immediate surroundings, about fifteen kilometres west of Warsaw.
Geography that favours commuters
Błonie lies in Warsaw West County, on the national road towards Sochaczew and Poznań, and within reach of the A2 motorway — the nearest junction is about seven kilometres away. The town is served by a railway line towards Poznań; the train journey to Warsaw takes roughly thirty minutes, and the Rokitno PKP station is just a kilometre from the developer's newest project. For buyers who work in the capital but don't want to pay Warsaw's price per square metre, towns like this become a natural alternative: closer to nature and cheaper, yet within reach of a daily commute. The gap is real — a typical flat in Błonie is priced at around PLN 9,400 per square metre, while primary-market prices within Warsaw are markedly higher.
The home-ground advantage
The local developer's main advantage is its knowledge of the market and its conditions. The company runs a sales office on ul. Lesznowska in Błonie and is openly looking for further plots for residential development in the town and its surroundings. Błonie Vita — the second development completes the quarter

Alongside the completed Błońska Enklawa, Mazdom is running a new development, Błonie Vita, located at the junction of Księcia Józefa Poniatowskiego and Grzegorza Nowakowskiego streets, directly next to the earlier estate — together they complete a modern urban quarter. Błonie Vita comprises 98 flats ranging from 27 to 85 square metres, in one- to four-room layouts, each with a balcony or loggia. The ground floor is designed as an urban arcade with 13 retail units, and the top storey holds 4 premium apartments with terraces. Residents will have access to an underground car park with 126 spaces, storage units and 47 lock-ups. Prices in the developer's price list start at around PLN 9,600 per square metre and reach roughly PLN 12,200. Mazdom began construction of the first phase in May 2026, with the second already under way in June.
The value of a local presence
At a time when the largest developers focus on the biggest agglomerations, companies like Mazdom demonstrate the value of being rooted in one place. Knowledge of a single market, a constant presence on the ground, and completed projects that can be viewed in person are arguments that carry growing weight in smaller towns near Warsaw. For a buyer, two parallel developments in one location also mean a real choice: a finished flat in Błońska Enklawa, or a newly launched unit in Błonie Vita, with a retail arcade at the foot of the building.
