Asfaltowa 13 — 56 duplex flats with gardens in Wrocław’s Wojszyce
Wrocław-based Temar has been operating since 1996, yet the press has stayed almost silent on it. Its boutique development in Wojszyce is a ready-made story: duplex apartments, each with its own patch of greenery.
Temar Deweloper has operated in the Wrocław market since 1996, yet it is almost invisible in the media — despite a solid track record and ongoing developments. One of them is Asfaltowa 13 in Wojszyce (Krzyki): a boutique, two-storey building with 56 apartments that stands out with a product unusual for residential development.
Apartments with their own patch of greenery
Asfaltowa 13 comprises single- and duplex-level apartments ranging from 41 to 91 sq m, priced from PLN 12,400 per metre. Every unit was designed to have its own patch of greenery — a garden, balcony or terrace. It is a deliberate product choice: rather than maximising the number of units per floor, the developer opts for an intimate scale and direct contact with greenery, increasingly rare in urban development.
Amenities and location
The development is complemented by an underground, guarded garage, storage units and a bicycle room, while in front of the building — among mature ash trees — sit low greenery, benches and bike racks. Wojszyce is a quiet, fast-developing southern district of Wrocław with good access to green areas. Completion is planned for the third quarter of 2026.

For us at Method Press, Asfaltowa 13 is a textbook example of a developer with a strong track record but no communications layer: the product is compelling, yet the story goes untold. That is precisely the gap where well-crafted materials can make the difference between 'just another estate' and a recognisable address.
