Art Deco Grzybowska launches in Warsaw’s Wola district

The premium developer behind the Art Deco line is putting up a nine-storey apartment building near Rondo Daszyńskiego. Skanska is the general contractor, financing was secured from VeloBank, and completion is planned for Q4 2027.

Terra Casa S.A. — a premium developer from the TC Forum Capital group, led by CEO Artur Tłustochowski — is entering the decisive phase of its Warsaw project. Art Deco Grzybowska, an apartment building at ul. Grzybowska 96 near Rondo Daszyńskiego, has now passed two milestones that in the development industry separate an 'announcement' from a 'real investment': a signed general contractor agreement and secured bank financing.

Skanska and VeloBank — a project with solid backing

In October 2025, Terra Casa signed an agreement with Skanska for the general contracting of the investment. For a premium project, choosing a contractor of this calibre is a statement in itself — a name that buyers and agents read as a guarantee of quality and timeliness. In January 2026, VeloBank secured the construction financing, closing out the capital side and allowing work to begin.

The building itself has nine storeys and 77 units, designed by the Kazimierski i Ryba studio. The scale is deliberately intimate: in the premium segment, fewer units in a good location build exclusivity and allow a higher price per square metre to be held. Completion is planned for Q4 2027.

The Art Deco line as a brand

What makes Terra Casa most interesting is that the company is not selling a single development, but a line — 'Art Deco'. In an extensive interview, CEO Tłustochowski described it as a deliberate stylistic choice drawing on Chicago art deco and streamline moderne: detail, proportion and material are meant to set the building apart from standard developer output. Behind the aesthetic sits the technology — BIM design and smart home solutions as standard.

This is the same mechanism seen among the best premium developers: a coherent, recognisable design line turns into a brand, and the brand lets success be repeated in subsequent locations without building credibility from scratch each time. The premium buyer is then not choosing 'a flat in Wola', but 'an Art Deco apartment by Terra Casa'.

Why it matters

Rondo Daszyńskiego has stopped being an office backwater and become one of Warsaw's most expensive residential addresses, with square metres priced as in the strict city centre. Terra Casa's entry with a strongly styled product is a bet that in this location the winner is not the developer who builds the most square metres, but the one who most clearly tells the story of how their building differs from its neighbours. That is a game played through materials, visualisations and the way an investment is presented — the area Method Press follows most closely.
