UBM Development, an Austrian developer listed on the Vienna Stock Exchange, is delivering a project in Warsaw's Poleczki Park that sets it apart from the entire Polish office market: Timber Park, the country's first office building with a timber load-bearing structure. This is not an aesthetic add-on but a structural decision that translates directly into the building's carbon footprint and how it will be sold to tenants.

Timber as structure, not cladding

The difference between a 'building with timber' and a 'timber building' is fundamental. In Timber Park, timber plays a load-bearing role — it is a hybrid structure in which a renewable material replaces part of the concrete and steel, storing carbon dioxide rather than emitting it. For the developer, this is an argument that can be quantified: the building is designed to align with the EU taxonomy and to target LEED certification — meeting the criteria by which funds and tenants increasingly assess real estate.

Why it matters for tenants

The office market has shifted from 'how many square metres and at what price' to 'what carbon footprint and what certification'. Large tenants, especially international ones, have their own ESG targets and account for emissions on the leased-space side as well. A timber-structure building with a solid environmental case stops being a curiosity for them and becomes a real selection criterion. Timber Park positions UBM exactly where premium meets quantifiable ESG.
