A return to profit and a turn towards timber — the UBM Development turnaround
After a difficult cycle, Austria's UBM is back in the black and tidying up its balance sheet. Behind the dry figures lies a clear strategic decision: less speculation, more timber and affordable housing.
UBM Development, the Austrian developer listed on the Vienna Stock Exchange, confirms a turn in its results. The company closed the full year 2025 with a pre-tax profit of €3.9m — above its previously communicated target — and the first quarter of 2026 returned to the black: a pre-tax result of €0.3m against a loss of €6.2m a year earlier, on revenue of €31.6m (up 10.9% year on year). The turnaround, which began in the second quarter of 2025, is gathering pace.
Balance sheet under control
For a developer coming out of a tough cycle, what matters more than a single quarter is what is happening on the balance sheet — and here the clean-up is visible. Net debt fell to €483.6m, the lowest level since 2021. Liquidity rose to €168.4m, up more than 40% year on year, securing upcoming repayments. The equity ratio reached 33.7% — the upper end of the target range of 30–35%. This is the picture of a company that put its finances in order first, and only then returned to the game.
Less speculation, more timber and affordable housing
Behind the figures lies a clear strategy. UBM is consistently betting on a premium segment built on timber and hybrid construction and on affordable-housing units, and in the coming quarters it plans to sell completed and non-strategic assets to free up cash for this direction. The common denominator is ESG: timber and environmental certification are becoming not an add-on but the core of the offer — including in Poland, where the flagship proof point is Timber Park (we cover it separately).

'Vienna speaks, Warsaw stays silent'
There is a gap in this story that is a story in itself. UBM's results and strategy live mainly in English-language investor communications, while the actual buildings are going up in Poland and Germany. Between the Austrian investor relations narrative and local media visibility, a space opens up that nobody closes. For us at Method Press, this is a textbook front-office gap: good content exists, but it does not reach the places where contracts and leases get decided.
